2021 –> 2022 = a new year in numbers 🎉

L’occasion ici de féliciter toute l’équipe de SOFIME Relocation. 🇬🇧 Rentals in France: what are you signing for?

When you sign a lease contract, there is an agreement between the tenant and the landlord. Indeed the tenant commits to paying the rent as fixed in the contract whereas and the landlord commits to giving the tenant private tenure of the property.
In France there are several types of lease contracts. SOFIME Relocation gives you all the details about those:     
 
→ Personal lease for primary residence called “Bail loi Alur”
It is the most common lease in France. First it is a lease contract you sign in your name. And secondly, it applies to the situation where the apartment / house will be your primary residence. This contract is defined and controlled by the law in order to protect the tenants. As a consequence, there can be no tricky clauses. Of course as long as you see written on the contract “loi Alur 1989”
Agency fees are regulated by law (maximum 12 euros per m2 for the lease writing, and 3 euros per m2 for the check-in process).The deposit is limited to 1 or 2 months rent. Moreover the rental length in time is regulated, as well as the rules applying in case of departure. Those conditions depend on the fact that the apartment comes furnished or not.     
 
     → Company lease, called  « Bail Code Civil – Bail société” 
This type of lease applies to situations when the company rents the apartment / house for its employee. This type of lease is not regulated by law, which means anything can basically be written. That is why it is important to read carefully all the details of the contract, so that you are fully aware of all special conditions.     
 
       Secondary residence lease called “Bail Code Civil – résidence secondaire”
This type of lease applies only when you rent an apartment / a house as a secondary residence. It means you own or rent another place as your primary residence. The terms of the contract are freely defined between the landlord and the tenant, just as for the company lease: rent, notice period, rental length etc.

Comment progresser rapidement en français à votre arrivée à Paris?

 Arriver dans un nouveau pays dont on ne connaît pas la langue n’est pas une mince affaire. Cela demande un certain temps d’adaptation, relativement long. Un tel bouleversement peut engendrer certaines craintes chez les expatriés. Il est donc nécessaire que leur voyage se fasse en toute sérénité et qu’ils soient encadrés le mieux possible dès leur arrivé, afin d’instaurer un climat de confiance propice à l’échange et à la communication.

     Il existe à Paris de nombreuses écoles qui permettent de progresser rapidement en français. Ces écoles proposent des cours du soir, afin que les salariés et étudiants puissent s’y rendre sans perturber leur planning. C’est une première option pour les nouveaux arrivants.

     Rencontrer d’autres expatriés est également un bon moyen de s’intégrer facilement et de se sentir entouré, ce qui peut cruellement manquer à certains. C’est pour cette raison que Sofime a décidé de lancer très prochainement des « ateliers expatriés » afin que tous aient la possibilité de sortir rencontrer du monde, lors de visites dans Paris ou d’ateliers ludiques, ou encore à l’occasion de soirées organisées entre expatriés dans les endroits mythiques de Paris.

     L’animation « expat Sofime » permet aux expatriés de progresser plus rapidement, car les échanges et les liens se créent lors de ces ateliers et les expatriés progressant plus vite peuvent aider les autres. Cette entraide va permettre à chacun de se sentir mieux intégré et de progresser plus rapidement son niveau de français.

Moving to a new country, especially with the family, requires many administratives tasks, particularly finding a suitable school for the children, moreover if they don’t speak the local language.

Retour en France : comment choisir sa société de relocation?

Pour le retour en France, les problématiques sont les mêmes que lors d’un départ en expatriation: Il est nécessaire de procéder à de nombreuses démarches administratives en un temps très court, notamment:

  • choisir une école pour les enfants même si l’année scolaire est déjà commencée
  • et surtout, trouver un logement, idéalement, avant le retour.
